I'd
like to sell my home privately, how does it work?
The private home sales market
is growing rapidly, with more and more people realising that
estate agents do very little to justify charging you thousands
of pounds for doing what you can do yourself.
With the help and support that Premier
Homes Direct provides and in conjunction with our advanced,
automated, marketing technology and friendly support staff,
you can now sell your home privately from £499.
A typical agent will charge you 1.5%
- 3%. We have no hidden charges whatsoever. Ask yourself the
question What does my estate agent do to justify the
fee they charge for selling my home? You will soon run
out of answers and wonder why you have used them to sell previous
homes for you! The concept is quite simple, the only additional
work that you have to do is as follows:- (we're
sure you'll agree that it's well worth the thousands of pounds
that you'll save!)
1. Prepare the Property Marketing details
of your property. You can send us your property details by
completing our online
form or alternatively contact us and we will
post you a property marketing template which you can complete
and return to us along with photos/digital images of your
property. (You can have up to FIVE images of your property
on your advert on www.PrimeLocation.com).
2. We will upload your property marketing details and images
onto www.PrimeLocation.com
usually within 24 hours of receipt. When we have received
your signed terms and conditions along with your fee, if relevant,
we will then be able to send you enquiries.
3. You will need to undertake all viewings and (hopefully!)
discuss offers made on your home directly.

I'm concerned about my personal
details being exposed, if I put my house up for sale online?
Unlike most websites, Premier Homes Direct
protects the identity of our all clients by personally talking
to all potential buyers and passing on their details to you.
We NEVER release your contact details
over the telephone and we certainly don't expose your contact
details on-line. We believe that this adds security, and saves
you time whilst protecting you from unwanted callers.

What is the difference between
using Premier Homes Direct and an estate agent sell my property?
1. Valuation of Property for Sale
Estate Agents: will offer
a free valuation. There may be commercial pressures which mean
that your Property is 'over-valued' in order to win your instruction.
Premier Homes
Direct: Allow you to decide on the price of your
own property. It is relatively straight forward to value your
property, by simply comparing similar properties that are
for sale in your area. You can find details of these properties
in local papers, online, or in Estate Agents' windows.
2. Property For Sale Boards
Estate Agents: Will usually suggest
that a "Property for sale" board is erected
Premier Homes
Direct: Can provide a "Property for sale"
board if you request one for a fee of £30. (highly recommended
for quick sale)
3. Marketing your Property
Estate Agents: Will normally
advertise your property through local newspapers, a Property
Portal, maybe their own web site if they have one and via
a display advert in their shop window.
Premier Homes
Direct: Direct enquiries to your property advert
via some of the most prominent Internet property websites
coupled with advertising on the Premier Property Portal www.PrimeLocation.com.
4. Property Viewings
Estate Agents: Will call
you to arrange a booking. Often you end up doing the viewings
anyway. Do you always receive feedback post viewings?

Direct: Once we have taken full details of your
potential buyer, we contact you personally to provide you
with their information, it is then up to YOU contact the buyer
to arrange a viewing of your property.
5. Offers on Property
Estate Agents: Will negotiate

If I decide to sell my home directly,
how do I value my own property?
Before deciding to sell your home online,
you can easily do your own research into the prices of similar
homes to yours, in your immediate area. You can do this in
the following ways;-
a) Look in the local paper
b) Check the internet
c) Look in estate agents windows
You could also request a free valuation from local estate
agents
The bottom line is that YOU have the
autonomy to decide what price to put your home on the market
for. Obviously you have to be realistic but at the same time
you want the best price possible for your property.
When I wanted to sell my home online,
I too was worried about the valuation. I discovered that home
prices are driven by demand in a particular town. As long
as you base your price on homes either just sold, or up for
sale, within your area, you will be pricing your home in the
same way as an Estate Agent would.

What if I am already with an estate agent, can I still
sell my property with Premier Homes Direct?
Premier Homes Direct are not Estate Agents. We merely provide
an online service to help you sell your own property, privately.
A Sole Agency Agreement only stops you from using an additional
Estate Agent(s) to sell your property. Therefore, if you are
already with an agency, they cannot claim commission if you
find your buyer through Premier Homes Direct.

IMPORTANT NOTE:
Be aware that the only way an agent will be able to try and
claim their commission for selling your property, on top of
our fee, would be if you had signed a sole selling rights
contract with an agent. This means that they are the only
people that can sell your property, which takes away your
right to sell privately.

How much does
it cost to sell my home through Premier Homes Direct?
Advertising your house for sale with
Premier Homes Direct means that you could literally save THOUSANDS
£££s in Estate Agents fees.
We offer a choice of two different fee options which you can
choose from:
OPTION
1: A one off fee of £499 payable in advance and NO COMMISSION
on sale. (To advertise a property for rent = £199)
OR choose
OPTION
2: A fee of 0.5% of the sale price which is only payable should
you sell your property through an enquiry generated by us.
This fee would be payable on completion of your sale.
If you would like us to send you a Premier Homes For Sale
board, which is recommended, this will be an additional £30
payable in advance.

When selling my house with Premier
Homes Direct, how are viewings arranged?
When a potential buyer decides that they
want to view your property, they must make contact with us.
They cannot see any of your personal or contact details online,
therefore protecting you from being hassled at inconvenient
times or by unwanted callers.
When we are contacted by the potential
buyer we take down their full personal details including their
name, current address, email, telephone numbers and their
current position / status, eg. First time buyer with a mortgage
agreed.
We then contact you and provide you with
all of the gathered information on your potential viewer so
that you can evaluate them. The decision is then left with
you to decide if you want to contact them to arrange a viewing
of your house or indeed ask for further information OR you
can decide that they are not suitable and choose NOT to arrange
the viewing.
Our service is fully explained to all
callers wishing to view your house.
We believe this method is both comprehensive
and secure. You do not need to release your personal details
at all, in order to sell your house and we handle the calls
on your behalf. The last thing you want is for time wasters
to be calling you up every day. Let us handle this for you

What advice can you provide regarding
handling and negotiating offers?
The Premier Homes Direct service effectively
removes the middleman from the price negotiation process,
meaning that it will probably be a more transparent process.
This is an advantage for both sellers and buyers, it is only
human nature for the seller to want the maximum price for
their home and the purchaser wants to pay as little as possible,
this is where your negotiating skill will be called upon.
When negotiating a price with a potential buyer, you must
consider all of the facts. Whether the buyer is part of a
chain (i.e. is having to sell their property before they commit
themselves to yours), whether they are chain-free (possibly
first-time buyers) and whether or not they have good reason
to offer less than the asking price (maybe their survey revealed
the necessity for costly work). You must have an idea of what
you are prepared to accept before commencing with negotiations.
You do not have to accept an offer with which you are not
happy after all you know what your property is genuinely worth.
Negotiating is about reaching a decision with which both parties
are happy. If you cannot arrive at this point, then you are
probably better off not to accept the offer.

What happens once I accept an
offer on my property?
The procedure is exactly the same as if you were using an
estate agent. Once you have found a mutually agreed price,
the first step is to exchange all the necessary details, this
will be your Solicitor or Conveyancer also give the details
of your mortgage broker or advisor, this will be needed later
in the process so both parties can chase their sale.
They will now handle the sale of your house from here. However,
we strongly advise that you regularly contact them to chase
up the developments of the sale.
In addition once you have agreed a price
with the buyer, you need to inform us that your house is sold
so that we can then remove your property from further advertising.
Should you sale fall through, simply re-contact us and we
will ensure that your property advertising re-commences ASAP.

How and when do I pay to use your
Home Selling Service?
This depends on which fee option you
signed up to.
OPTION
1: A one off fee of £499 is payable when you have approved
your advert on www.PrimeLocation.com.
(When we have received full payment we will then be able to
provide you with enquiries from potential buyers)
Please note it costs £199 to advertise a property for
rent, which would be payable when you have approved your advert
on www.PrimeLocation.com.
OR if
you choose fee Option 2:
OPTION
2: A fee of 0.5% of the sale price which would only be payable
should you sell your property through an enquiry generated
by us. This fee would be payable on completion of your sale.
If you would like us to send you a Premier Homes For Sale
board, which is recommended, this will be an additional £30
payable in advance.

How soon can my property be advertised
on www.PrimeLocation.com and your sites?
We can either provide you with a Property
Marketing template by post for you to complete and return
to us along with photos or digital images of your property.
Or, you can complete our ONLINE FORM to submit your property
marketing details and email/post digital images or photos
of your property. Following receipt we expect to have your
property advert live on on our sites and on www.PrimeLocation.com
within 24 hours.
When
we have received full payment we will then be able to provide
you with enquiries from potential buyers/renters.

How long can I advertise my property
online with Premier Homes Direct?
For Property Sellers : You can advertise
for as long as you wish - there are no time restrictions on
how long the property that is available for sale remains online.
For Property Owners with a property available to Rent: You
can advertise for as long as you wish until the property has
been rented out.
